1. Should I renovate my house or find a larger home?
Every project is unique and therefore there is no answer that fits all situations. If your home is in good shape, has strong architectural character and you love your location, a renovation is certainly a strong option. However, there are times when the renovations are so significant, that the cost is comparable or even exceeds new construction. In addition, zoning regulations can vary greatly and have an impact on the size and scale of renovations. Our architectural team can help analyze the options before you decide if you should ‘love it’ or ‘list it.’

2. How much should I spend to build new or renovate?
Design and construction costs can vary greatly depending on the size and scope of the project. The 3 biggest factors in determining the cost of a project are: existing conditions, quality of finishes, and time frame. For more detailed information, please call our office to discuss your budget and scope.

3. How long does it take to build or renovate a home?
Depending on the size of the project, the entire process can take anywhere from 4 to 15 months. For whole house renovations and new construction, you should allow 4 to 6 months for a well developed set of plans, selection of all interior finishes and materials, and a detailed fixed construction price. Permitting varies as well, but a good rule of thumb is 6 to 10 weeks. Historic districts should allow longer for compliance and approval of the design.

4. Do you charge for a consultation?
We charge a flat fee of $500 for all consultations.

5. Will you provide only architectural design or only construction services?
We are structured as a design-build company, therefore our clients are best served when we are involved in the entire process from design to final build-out. Only in very specific circumstances, such as out of town design projects, do we separate our services.

6. Will you provide only interior design services?
Absolutely. Interior furniture and finishes are one of our most popular stand-alone services. We can design for any location, including product procurement, delivery coordination and final installation.

7. What are your hours?
Our office hours are Monday through Thursday from 8:30 to 5:30 and on Fridays by appointment only.

8. Are you licensed and insured?
We have all the state and nationally required design and construction licenses as well as many voluntary certifications. We are also fully insured.

9. Do you work on projects outside of Atlanta?
We have many interior design projects outside of Atlanta and are always happy to extend our services to other areas. Design-build projects are limited to Metro Atlanta and the surrounding suburbs.

10. Do you take on small projects?
Yes, we do, however we have minimum budget requirements for smaller projects. Please call the office to discuss your budget and scope.
